Dear Readers,
2007 is rapidly drawing to a
close. For newcomers to the JPF newsletter, we give here a brief
reminder of subjects featured over the course of the year. In this
week's property section, an update is given of remaining and new options across France for
leaseback buyers.
Should you wish to be removed

kindly read on.
2007 Newsletters
We focused on some of the tremendous heritage of the region: Chateaux
of the Cévennes, the town
of Villeneuve-lez-Avignon (Gard), Montmajour
Abbey beside Arles (Bouches du Rhône), the Gallo-Roman
villa in Loupian (Hérault) and the Cathedral
of Maguelone (Hérault).
Looking at tourism, we took a
walk
along the valley of the Buèges (Hérault). In addition, we looked at
regional
highlights around Narbonne (Aude), the reopening
of the Musee Fabre in Montpellier, the kick-off
of the Rugby World Cup, Montpellier's
Amazon greenhouse and climbing
the Mont Ventoux on a bike.
Alongside these two main themes, were subjects like roof
windows (installation / maintenance / aesthetics), new
technology and new aesthetics for the home, the regional
cultural calendar for the summer,
Geolys
- a company specialised in renewable energy for the home and new fiscal incentives for property buyers.
In addition, articles were run in French
Property News magazine on the charm and character of two landmark
places, Roquebrun
and Uzès,
and useful
facts behind purchasing leaseback and various
off-plan options across France offering diverse recreation.
Off Plan Property for second homes and for investment (December 2007 update)
La Tour de Mare
(Fréjus, French Riviera)
Due to be commercialised in January, La Tour de Mare is in a
desirable area of the French Riviera offering easy
access to Cannes, Saint Tropez (20 minutes), Nice etc. Named after the
district of Fréjus in which it is situated only
3 miles from beaches this 4 star residence is due for
delivery in June 2008. Apartments can be purchased on a full
leaseback basis with a yield of 4.32%, or alternatively in
"quasi-hotelier", meaning the management company
reserves it for clients during a number of peak period weeks in the
year. This implies a sacrifice of part of the yield, but gives great
flexibility to owners for use by family or private guests, besides
which, income can be recuperated at other times of the year.
Set within landscaped gardens, La Tour de Mare will have a heated
swimming pool,
sauna and fitness centre. Apartments will have a balcony or terrace.
Prices are set to start at approximately 110,000€ and rise to 419,000€
(inclusive of refundable VAT).
More details, including photos of work in progress, are available upon
request.
Domaine du Val de Seine (south of Paris)
Offering a yield of 5.25%, this development set along the river
Seine to the south-east of the French capital, is targeted primarily at
a Parisian business and tourist
clientele. Due for delivery in the 3rd quarter of 2008, the centre will
comprise a wide range of 3 star accommodation. There are twenty
remaining dwellings, each available for 210,308€ (inclusive of
refundable VAT). Further details can be found here.
Mas Vermeil (Perpignan)
Mas Vermeil, named after
one of the leading regional restaurants alongside which it is to be
built,
is a new development offering studio and one bedroom apartments.
Designed to a Mediterranean specification with luxury fittings, the
residence echos the restaurant with large patios, ochre facades and
landscaped gardens with swimming pool. It
will provide accommodation to business people and tourists, and offer
an excellent environment for conferences and functions. Prices start at
110,051€ and
rise to 231,838€. Further details can be found here.
Golf d'Albret (Aquitaine)
The Golf d’Albret residence is set within a 125 acre domain with an
18 hole golf course, restaurant and hotel facilities. Designed around a
French style park with swimming pool, the residence offers nicely
proportioned two bedroom single floor and duplex apartments. All
apartments are different in format, but built to fit a regional
vernacular with an inherent village feel. Residents can therefore take
full advantage of the golf course (lessons can be sought if necessary),
sunbathe beside the pool, use the fitness centre / tennis courts or
visit the region. There are 19 remaining dwellings, each priced at
180,595€. The yield is 4.32%. Further
details can be found here.
